What is a Hardwood “Screen & Recoat”?
Screening, commonly known as “buffing,” involves sanding hardwood floors. This process removes a thin layer of polyurethane that serves as protection against stains and scratches for the hardwood. Following the screening, floor restoration experts proceed with a recoating process, which consists of applying a new layer of polyurethane over the sanded surface.
Screening will not address deep scratches or changes in color.
In cases where there is a stain, pet urine, or a deep scratch that has reached the raw wood on the hardwood floor, the screening process will not provide a solution. It primarily involves applying a fresh coat of clear protection over the hardwood surface. An analogy can be drawn to nail polish: adding an extra coat of gloss can preserve the existing polish but won’t alter the underlying color. Similarly, screening revitalizes and refreshes the floors, delaying the necessity for a full sanding and refinishing process in the future.
When will hardwood Screening NOT work?
- Screening will not work on waxed floors as it can not adhere properly to the surface. Also, it will not work well if you have used products that have wax in them (e.g. mop and glo or orange glo).
- If the floors have worn down past the color (and/or you have portions of the floors that are gray from oxidation), screening is not the right process. Instead, it’s time for a full sand and refinish.
- If you want to change the color of your floors. In order to change the color of your floors, you need to sand the floors completely down to the raw hardwood and then apply the stain.
- If you have gray patches on the floor, it’s too late for a screening
- A screening will not address UV discoloration under area rugs
How does the process of hardwood screening work?
Unlike the more extensive process of sanding and refinishing, screening is a quicker and cleaner method that involves lightly scuffing up the floor’s surface. It’s not as time-consuming or expensive. Once the floors are screened, which might take from an hour to a full day depending on the areas involved, a single coat of polyurethane is applied. The buffer used in this process is equipped with a mesh embedded with abrasive particles, creating an optimal bonding surface for the new polyurethane layer. Essentially, screening serves as the concluding step of the sanding process.
Typically, during a screen and recoat, one coat of polyurethane is applied, although an extra layer can be added for enhanced protection if desired. Each coat requires a preceding screening process.
The screening procedure generally takes one day, with an interval of about an hour between each coat application. Just like sanding and refinishing, all furniture needs to be relocated. Drying time is also a factor, typically requiring around 24 hours before walking on the floors and a few additional days before returning furniture to its place.

It depends on how many people, pets & activities in those rooms. Most of your dirt and contaminants will be coming from the hardwood and tile floors. You should look at periodic cleaning every 6 to 12 months or whatever the situation needs. This will keep contaminants that can gouge and damage your hardwood floor to a minimum. We will put you on the correct path to hardwood floor maintenance as well with proper cleaning, spot cleaning and maintenance chemicals and process once we are done. This will save you a ton of frustration in the long term. We are your long term cleaning partners!
Yes. This makes the job must faster to complete and helps us avoid breakables in your home. Also, we are going to emusify years (potentially) of wax build-up or the wrong products as well as dirt, and grime. We do need to strip the floor, neutralize, buff and polish at a minimum, and we dont want any damage to carpet, furniture or surrounding areas as well.

We highly recommend using a microfiber broom as it picks up more dust and dirt. With a traditional mop, you are simply moving the dust and dirt around. It is this dust and dirt that is scratching and damaging your floor. Additionally, we will be teaching you and providing the proper cleaning solutions for on-going floor maintenance to you, this will cut down on wax buildup and other problems assocated with using the wrong cleaning products on your specific type of hardwood floor.
Each job is different depending on the circumstances. Generally, it takes 2-3 hours to complete a job, but it could take longer.
